This existing rental property was built in 1989 and was looking tired and dated.
The existing kitchen was too small and dark, it had poor storage and was difficult to work in.
The client wanted to attract good tenants in an area of Auckland that is becoming more desirable and the size and location of the home would suit a single person or corporate couple.
The kitchen also needed to add value to the home because it is a long term investment for the client. This was a challenge because of the very limited budget to work with.
By reducing the wall length we were able to bring more light into the room and create a modern open plan feel to the home. The new island creates a space that brings the kitchen and dining area together. Wide drawers and overhead cabinets increase the storage and compensated for the reduction in wall space.
The kitchen needed to have hard wearing finishes that would be low maintenance so we installed the HD Laminate which looks up-market and was priced within the budget available. Vinyl flooring has been used because it is both cost effective and easy for the tenants to care for.
The client now has a more desirable home which will give her investment a long term financial return.
